Situation

A UK insurer held 15,000 property records from one segment of its book. Address data had degraded through acquisition and system migration. Only 71% resolved to a single physical property. Heritage status was not recorded anywhere in the file.

Approach

Every address was normalised and matched against authoritative property identifiers through Risk_API. Each resolved property returned a validated COPE profile and was screened against statutory heritage registers, including curtilage listings.

Results

Resolution rate rose from 71% to 94%. The file returned in minutes, against a manual estimate of 2,500 hours.

1,100 properties, 7.3% of the file, carried listed status. None appeared as listed on the schedule.

Implication

Listed buildings require like-for-like reinstatement, specialist trades and consent. Rebuild cost typically runs 40 to 60% above an equivalent unlisted property. At £380,000 average rebuild and a 45% heritage uplift, reinstatement value across the affected properties was understated by approximately £188m.

The insurer now applies the same screening across the wider book.
